Montenegro is still categorised as an emerging market, as such in addition to the massive potential of this country there's a level of risk associated with any investment. Once you've explained to InvestMontenegro.com what your interested in and we find a property that meets your requirements the following process takes place to complete the purchase process;

Firstly we'll submit your offer for the property to the vendor.

Once the offer has been submitted we'll begin the process alongside your lawyer* of assessing legal papers associated with the property such as title deeds, in order to check there are no complications associated with the property. Also in preparation that your offer is accepted, the sale process can proceed without unnecessary delay.

If an offer has been accepted and our preliminary checks are completed without any issues being identified, a conditional pre-contract is drawn up and signed by both buyer and vendor where a non-refundable deposit of 10% is required as security.

The contract must be signed in front of a public notary in Montenegro. If your not available to sign the contract you can give power of authority to your solicitor to sign on your behalf.

Once signed the balance of funds needs to be transferred to the vendor and your solicitor must officially update the land registry and the need to transfer title deeds into your name, it is not always necessary for the buyer to be present.

Completion can take up to one month.

In addition to the agreed price of the property the only other costs that you should antipicate to pay;

  • Property Tax 2% of the valuation, which must be paid to the government.
  • Court costs (including translation costs) will be in the region of €150 - €300.
  • Legal fees can range from between €350 - €1,000 dependant upon which solicitor you choose.
  • If you obtain a structural survey depending on the size of the property it will cost between €100 - €500.
  • InvestMontenegro.com charge 3.9% commission on all property.

  • * You'll require a lawyer to take care of legal documentation on your behalf, we don't provide legal service in-house as we believe all legal advice should be independent in order to protect your investment and confirm that Investmontengro.com is doing it's up most to serve your best interests. We can provide you with a list of lawyers, many of who speak English that can complete this work on your behalf.
  • You'll need to open a bank account in order to transfer funds for a deposit and the remaining balance. We can do this with you and ensure you choose a bank with minimal transactional charges.
  • If you require property renovation or post-purchase reconstruction we can arrange for architects, project managers and tradesmen to complete the necessary work.
  • If your require ongoing maintenance of the property we provide this service though a third party firm specialising in a full range of property maintenance services.
  • If you intention is to rent the property we can also arrange this for you to ensure a high occupancy rate and maximise rental returns.
  • Any other questions, advice or services you may need or require we are permanently here to assist and support you with.
